What we know and what we do not
We found no city report, drainage study entry or news story describing flooding in Briarwood Estates, and we do not suggest your home floods. Neighborhood-specific FEMA flood-zone status not verified. A pond or creek nearby does not by itself mean a home is at risk.
What we can say is general to DeSoto. Water damage often starts indoors, with a failed water heater, a supply line, an appliance hose or a pipe that froze. The sections below cover those.
Water heater leaks and DeSoto permits
A water heater that leaks can empty a tank into a closet or garage in minutes. DeSoto Building Inspections requires a permit and inspection for water heater replacement and sets a rule about raising heaters in garages. Ask the city at 972-230-9610 before you replace one.
After a leak, crews extract the water, check the wall base and floor for moisture and dry them. See water heater leak cleanup and appliance leak water damage for the steps.
When pipes freeze
NOAA reported that the February 2021 freeze brought the coldest air to Texas since December 1989, with a Winter Storm Warning in every Texas county. Pipes in outside walls, attics and garages are the usual casualties when it gets that cold.
The National Weather Service Fort Worth average first freeze for the Dallas Fort Worth station is November 22 and the average last freeze is March 12. Read frozen pipe water damage and burst pipe water damage for what to do when a line splits.
First-hour safety
Shut off the water
Close the main valve or the valve at the heater. If a pipe has split, shut off the main first.
Cut power to a wet heater
Turn off the breaker for an electric heater or the gas control for a gas heater only if it is dry and safe.
Keep clear
Do not touch outlets, cords or panels near water.

Insurance in plain terms
The Texas Department of Insurance explains that sudden and continuous leaks are treated differently and that policies often require you to protect the property from further damage. Temporary repairs and receipts matter. We can supply photos, readings and a written scope, but we cannot promise coverage.
