Why water heaters fail and where the water goes
Every tank heater slowly corrodes from the inside. Over the years sediment builds up, the anode rod wears away and the steel lining weakens. A tank that has failed does not leak a little. It lets go, and the contents spill out of the base across whatever floor surrounds it.
Most leaks are smaller. A drain valve that drips, a loose supply connector, a failed relief valve line or a leaking fitting can drip for weeks. Those leaks soak the subfloor and the bottom of nearby walls without any obvious flood, which is why a damp smell near a closet door deserves a look.
Where the heater sits decides how bad the damage gets. In a garage, water reaches a slab and drains out. In a hall closet, an attic or an upstairs utility room, the water sinks into carpet, floors and ceilings below. The tank water is clean when it spills, which helps, but it picks up contamination in porous materials quickly.
What you see and what it means
| What you see | What it usually means | What to do |
|---|---|---|
| Puddle around the base of the tank | Tank corrosion or a failed fitting | Shut off the cold supply and the power or gas |
| Dripping from the relief valve pipe | High pressure or temperature, or a bad valve | Call a plumber and watch for scalding water |
| Rust streaks or a damp floor near a closet | Slow leak from a fitting | Photograph and have it checked |
| Stain on the ceiling below an upstairs heater | Water has reached the floor above | Keep clear of the ceiling and call (972) 945-2885 |
| Warped baseboards or a damp smell | Moisture inside the wall | Call for a moisture check |
First-hour safety steps for a water heater leak
Cut the energy
Turn off the electric breaker or set a gas unit to pilot or off. Do not touch wet wiring.
Close the supply
Shut the cold water valve above the tank, then open a hot faucet to relieve pressure.
Mind the temperature
Water from a tank can be hot enough to scald. Wait and wear shoes with a good grip.
Call for help
Call (972) 945-2885. Call a plumber too, since replacing the tank is plumbing work.
If you smell gas, leave the home and call 911 from outside. Do not light anything, flip switches or use a phone indoors.
How crews clean up after a water heater leak
Water is extracted first. Crews use extraction wands on hard floors and carpet, and wet vacuums where the space is tight. Then the area around the heater is checked with a moisture meter, since the water often travels under baseboards and into the lower wall cavity.
Carpet pad is usually removed and the carpet may be lifted and dried or replaced. Baseboards come off so the wall cavity can dry. Drywall that stayed wet is cut out in sections. Air movers and a dehumidifier run until readings meet the dry standard, in line with ANSI/IICRC S500.
If the heater is in the attic, the ceiling below usually needs attention. Wet drywall is opened, insulation removed and the structure dried. Repairing the ceiling and flooring comes after, as described on the water damage repair page.
Tank leaking or flooded floor?
Cut the power or gas and close the cold supply, then call. A dispatcher walks you through the next step.
DeSoto rules for water heater replacement
DeSoto Building Inspections lists water heater replacement as work that needs a permit and an inspection. The city page also says a gas water heater in or reachable from a garage must be raised 18 inches above the floor when it is replaced. Ask your plumber to pull the permit and confirm the height, and call 972-230-9610 with questions.
This matters for the cleanup too. If the heater closet is being rebuilt after water damage, the new unit goes in to the city rules, and the inspection happens before walls are closed.
What changes the cost of water heater leak cleanup
- Where the heater sits. Garage floors are simple, while upstairs closets reach ceilings and walls
- How long it leaked. A slow drip means hidden damage, and a tank failure means a fast flood
- Floor type. Carpet and pad, laminate, hardwood and tile each need different handling
- Wall cavity. Water inside the wall adds drywall and insulation work
- Water category. Tank water begins clean but changes if it sits for days
- Drying time. More square footage and thicker materials need more equipment days
Insurance and water heater leaks
Texas Department of Insurance consumer guidance lists a sudden and accidental water release as a common covered risk and treats a continuous leak as typically not covered. A tank that fails in one event is usually the sudden kind. A fitting that dripped for months is treated differently, and the policy may not pay for the heater itself.
Photograph the failed tank, the label and the wet area before anything is moved. Keep the old unit until the adjuster has seen it, and make only temporary repairs.
Mistakes to avoid with a leaking water heater
- Keeping the power on. Water and electricity near a wet heater is dangerous
- Opening the drain valve on a hot tank. The water can scald
- Mopping and moving on. Water in the subfloor and wall stays behind
- Tossing the old tank. The adjuster may want to see it
- Skipping the permit. The city needs to inspect the replacement
Where we respond for water heater leaks
Crews serve DeSoto and the neighboring cities of Lancaster and Cedar Hill. A leak from a washer or dishwasher is covered on appliance leak water damage, and a flooded floor on emergency water removal.
Is emergency water heater leak cleanup available in DeSoto?
Yes. A flooded closet or garage is a valid reason to call at 2 a.m. The dispatcher at (972) 945-2885 sends a crew based on availability.
Shut off the supply and the power or gas first, and call a plumber for the unit itself.
Is a water heater leak an emergency?
A steady leak or a tank that has failed is. Water keeps spreading until the supply is closed and the area is extracted.
A slow drip is less urgent, but it still deserves a check, since it soaks the floor under the unit.
Does DeSoto require a permit to replace a water heater?
DeSoto Building Inspections lists water heater replacement as permit work that needs an inspection.
The city also says a gas heater in or reachable from a garage must be raised 18 inches above the floor. Call 972-230-9610 to confirm.
Will insurance pay for a water heater leak?
Often for the water damage when the failure was sudden, but the heater itself may not be covered.
Read your policy and ask your insurer before work starts.
Can the floor around the heater be saved?
Often, if it is extracted and dried quickly. Carpet pad and soaked drywall near the base are usually removed.
A moisture meter shows what can stay.
