Where Westmoreland Estates is
The City of DeSoto's association directory places Westmoreland Estates just north of the intersection of Pleasant Run Road and Westmoreland Road. It describes a community of 94 homes, with events such as National Night Out and block parties.
Westmoreland Road is a long street, so an address on it is not automatically in this community. Check your address with the association or the city if you are not sure.
Westmoreland Estates in the city drainage plan
The City of DeSoto's 2026 Drainage Master Plan lists Westmoreland Estates, with Mockingbird Hill, Club Parks, Elerson Trace Park and Summer Meadow, as the five areas where engineers developed conceptual drainage solutions. The plan shows 40 flooding hot spots modeled for a 100-year storm across the whole city.
The plan does not report flooded homes in this community, and we do not either. A drainage project on a planning list is not a sign that your house floods. It is a reason to know where your lot drains, keep yard drains clear and find your water shutoff before you need it.
Neighborhood-specific FEMA flood-zone status not verified. You can search a specific address on FEMA's Flood Map Service Center.
Leaks that start indoors
In any DeSoto neighborhood, water damage often begins with a supply line, a water heater, a dishwasher or a washing machine hose. We have no loss records for this community, so this is general guidance for homes like yours.
Find the main shutoff where the line enters the house or at the meter, and turn it once a year so you know it works. Clean water from a supply line can turn into a contamination problem if wet materials stay wet, which is why speed matters.
Your first hour: safety and shutoff
Stop the source
Close the shutoff at the failed fixture or the main valve. If you cannot reach it safely, call the water utility.
Electrical caution
Keep away from outlets and panels that are wet. Never stand in water to touch a breaker.
Document
Photograph the source, the wet rooms and any damaged belongings before they are moved.
Call
Call (972) 945-2885 and tell us your street and what failed.
Extraction and drying
After the source is stopped, crews extract standing water, open the wet areas and place air movers and dehumidifiers. We take moisture readings at the start and during the job. See water heater leak cleanup, appliance leak water damage and burst pipe cleanup for the most common sources.
Insurance and permits
The Texas Department of Insurance explains that coverage often turns on whether a leak was sudden or continuous. Sudden events are usually treated differently from slow seepage over time. Read your policy and call your insurer, and we can supply photos, readings and a written scope.
DeSoto Building Inspections issues permits for alteration or repair work and for water heater replacement. Ask the city at 972-230-9610 whether your rebuild or repair needs a permit before work begins.

Questions from Westmoreland Estates homeowners
Is Westmoreland Estates in a flood zone?
Neighborhood-specific FEMA flood-zone status not verified. Check your address on the FEMA Flood Map Service Center and ask your insurance agent about flood coverage.
Does the city drainage study mean my home will flood?
No. The study identifies areas for drainage improvements across DeSoto and does not report flooded homes in this community. Treat it as a planning document, not a forecast.
Where do I find my main water shutoff?
Look where the line enters the house, often near a wall by the water heater or a utility closet, or at the meter near the street. Test it once a year so it turns when you need it.
Do I need a permit to repair water damage in DeSoto?
Some repairs and water heater replacements need a permit. DeSoto Building Inspections can confirm the rules for your work at 972-230-9610.
How do I document damage for my insurer?
Photograph the source, the water line and each damaged item before cleanup, and keep receipts. We provide moisture readings and a written scope, but your insurer decides coverage.
